How do I lease a commercial property privately?

You can lease commercial premises through PropertyNow the same way landlords lease houses: a flat fee, your own listing, and enquiries straight to you. A few things work differently from residential, so here's the full picture.

Where it's advertised and for how long

A commercial lease listing costs $695 and appears on realcommercial.com.au (realestate.com.au's commercial site), commercialrealestate.com.au (Domain's) and our own site. It stays live until the property is leased or you withdraw it, up to 12 months. commercialrealestate.com.au removes every listing after 6 months, but you can renew it there from your account for the fee shown. See Where do you list commercial premises? and How long will my property be listed for?.

A commercial sale listing is $930 and runs until sold. If the premises are available for both, you can list in both categories.

What counts as commercial

Zoning decides it, not use. Shops, offices, industrial units, warehouses and commercially zoned land are commercial. Acreage, hobby farms and rural lifestyle blocks are rural, which lists alongside residential at the standard fee. See Should I list my rural property as residential or commercial?. Choosing the commercial type keeps your listing off the residential portals, and vice versa. Businesses for sale can't be listed, only the premises.

Things that differ from a residential listing

  • No application link. Commercial tenants don't apply through 2Apply; they enquire through the listing and you take it from there.
  • Price display. You can show a figure, a range or custom text such as "Expression of Interest", which is common for commercial. See Can I show a price range on my listing?.
  • Land size. realcommercial.com.au doesn't support a size range; enter one figure and leave the other blank or it converts to acres.
  • Upgrades. RealCommercial upgrades are quoted per suburb and run 30 or 90 days; ask us for a live quote.

What we'll need from you

The same as any listing: a recent rates notice, photo ID and a selfie holding it, photos and a description. If you're leasing on behalf of the owner, we'll also need a signed authority to list.
