When will my rent be debited? (for tenants)

Here's exactly when rent leaves your account, so there are no surprises.

Your first payment (rent in advance)

Your first rent-in-advance payment is debited immediately after the lease is signed by all parties and you finish setting up your payment method in your tenant portal.

Ongoing rent

The timing depends on which payment method you set up:

• Direct debit: debited 28 hours before your scheduled due date, to allow processing time. Make sure the funds are available from the day before your due date.
• PayTo agreement: debited on the due date itself, processing immediately.

Good to know

• Direct debit doesn't process on weekends or public holidays, so a due date on or near those days can shift the debit slightly.
• Every payment is automatically receipted in your tenant portal, so you've always got a clear record of what's been paid.

If your tenancy has been renewed

There's no rent in advance on a renewal. Your first payment under the new agreement is due the day before it starts, and ongoing rent then follows the timing above. If you pay by PayTo you'll need a new PayTo agreement for the renewal; if you pay by direct debit you'll need to update the amount if your rent has changed.
