My fixed-term lease has ended, what happens now?
If your fixed-term lease has reached its end date and you and your landlord haven't signed a renewal, you can stay put. Your tenancy switches to a periodic one automatically, on the same terms and at the same rent, and your rent payments continue on the same schedule.
You'll get an email from us when the first payment under the periodic tenancy is created, confirming the change.
If you pay by PayTo, there's one thing to do
A PayTo agreement is linked to the fixed term and ends with it. So you'll need to set up a new PayTo agreement for the periodic tenancy, even though your rent hasn't changed.
- Go to Payment Methods in your tenant portal.
- Under PayTo agreements you'll see the upcoming payment that doesn't have an agreement attached yet.
- Set up the agreement and confirm it in your banking app, the same as the first time.
Do this as soon as you get the email. If the agreement isn't in place when the payment is due, it can't be collected and you'll fall behind.
If you pay by direct debit, nothing changes. Your existing authority keeps covering the same amount.
What might happen next
Your landlord may send you a renewal at some point, either to move back onto a fixed term or to change the rent. If they do, see My landlord has sent me a renewal, what do I do?.
Otherwise the periodic tenancy simply continues until you or your landlord ends it with the notice your state requires. If you're thinking about moving out, check the notice period for periodic tenancies with your state's tenancy authority before you give notice.
