Troubleshooting: How to Boost Your Property Enquiries

If your enquiry levels aren't where you want them to be, it’s important to remember that real estate interest is dynamic. It is usually influenced by four factors: Presentation, Price, Positioning, and the Local Market. Here is our step-by-step guide to auditing your campaign and getting things moving.


Step 1: The "Tech Check" (Is it plugged in?)

Before diving into complex strategy, ensure the lines of communication are actually open.

  • Test the Phone System: Call our 1300 number and enter your property's 4-digit code. You should hear the automated system play your name and number clearly. Note: Do this from a different phone, not your own, especially if you have "Direct Connect" enabled.
  • Test the Web Form: Go to your listing on REA or Domain and send yourself a "test" enquiry. You should receive an email notification instantly.


Step 2: The Honest Truth (It’s Usually the Price)

In our 17+ years of experience, 9 times out of 10, a lack of enquiry comes down to the price. Today’s buyers are incredibly well-researched. If your property is priced even 5% above the current "market sweet spot," many buyers won't even click on the ad.

  • High Views, Zero Enquiries: People are clicking, but the price/value doesn't match up once they see the details.
  • Low Views, Zero Enquiries: You are likely sitting outside the price filters buyers are using (e.g., you're at $810k, but everyone is searching "Up to $800k").

Step 3: The "Price Step" Strategy

If you realize you’ve overshot the mark, don't wait months to make one large price drop. Instead, try a series of smaller, weekly price "steps."

  • Why? Each time you change the price, it may trigger a "Price Reduced" notification to every buyer who has "saved" or "watched" your property on the major portals. It keeps your listing looking active and fresh.


Step 4: Strategic "Reset" Options

If your listing has been live for more than a few weeks, you may need to reclaim the "top of the pile."

  • Option A: The Portal Upgrade: REA ranks by tier (Premiere > Highlight > Feature > Standard). If you are a Standard listing in a busy suburb, you might be on Page 4. An upgrade pushes you back to Page 1.
  • Option B: The "Season" Relaunch ($395): This creates a brand-new Listing ID and date, placing you at the top as a "New Listing." Note: To qualify for this, REA/Domain require the property to be taken off the market for 3 months first.
  • Option C: Social Media Campaign ($249): Instead of waiting for buyers to find you, we push your property directly into the Facebook/Instagram feeds of local buyers.


Step 5: Zero-Cost "Quick Wins"

Try these tweaks today to re-engage the market:

  • Switch the "Hero" Photo: Swap the exterior shot for a stunning kitchen or living area. It can make buyers who previously scrolled past think it's a new listing.
  • Audit Your Headline: Lead with a benefit. "Stunning Sunset Views" sells better than "3 Bed 2 Bath."
  • Follow Up Old Leads: Call anyone who has inspected the property. Ask for honest feedback—is it the price, the layout, or the location? This is your most valuable data.
  • Print and Distribute: Use your dashboard to print high-quality brochures and drop them at local cafes. Never underestimate the power of "word of mouth."
