I need to change my statement of information (SOI)
If you are selling a residential property in Victoria, you must provide a Statement of Information. PropertyNow creates this for you, however if the market changes or you find better comparable sales, you may need to update this document to ensure your "Estimated Selling Price" remains accurate and compliant.
Mandatory Requirements for Comparable Sales
To comply with Consumer Affairs Victoria regulations, the three comparable properties you choose must meet the following "3-3-2/5" criteria:
- Number of Sales: You must list three comparable properties.
- Property Type: They must be of a similar standard and condition to your own.
- The "Metro" Rule: If your property is in the Melbourne corporate area, the sales must have occurred within the last 6 months and be located within 2km of your property.
- The "Regional" Rule: If your property is outside the Melbourne corporate area, the sales must have occurred within the last 18 months and be located within 5km of your property.
How to Update your SOI
You can update your SOI by providing our team with the new data. You have two options:
Option 1: Provide the Data via Email
If you would like our team to generate the updated document for you, please email support@propertynow.com.au with the following details for three replacement properties:
- Full Address
- Date of Sale
- Sale Amount
Note: Please specify if you want these to replace all existing comparables or just specific ones (e.g., "Please replace comparable #2 with this new sale").
Option 2: Provide your own PDF
If you have already prepared a compliant SOI (either via a research tool or manually), you can simply email the PDF file to us. We will upload it directly to your listing across all portals.
Turnaround & Compliance
Once we receive your update request or your new PDF, our team will update your listing within 24 hours.
