Can I list multiple properties or rooms in one ad?

To ensure transparency and accuracy for buyers and tenants, PropertyNow (and the major portals like Realestate.com.au and Domain) operates on a "One Property, One Listing" policy.

Each listing must relate to only one unique property available under a single Contract of Sale or a single Lease Agreement.

What is Not Allowed in a Single Listing?

The following scenarios are considered breaches of our Terms of Service (specifically Clause 46) and the portals' acceptable use policies:

• Multiple Lots: Advertising several separate titles or lots within one ad (even if they are adjacent).
• Multiple Apartments: Listing "Unit 1 and Unit 2" in the same advertisement.
• Share Houses: Advertising multiple individual rooms within a shared property if they are being rented under separate agreements.
• Developments: Using one listing to represent an entire development of multiple townhouses or units.

Why Is This Rule Enforced?

1. Search Accuracy: Buyers search by price and features. If one ad covers three different lots with three different prices, it confuses the portal's search algorithm and leads to a poor user experience.
2. Portal Compliance: The portals (REA and Domain) monitor listings for "bulk" advertising. If they detect multiple properties in one ad, they will remove the listing entirely, and in many cases, will not offer a refund for the credit used.
3. Legal Consistency: A listing is a digital representation of a legal contract. One contract equals one ad.

1. Choose One: Decide which specific lot, unit, or property you wish to advertise first.
2. Update the Details: Ensure the headline, description, price, and images reflect only that specific property.
3. Confirm the ID: Clearly state the specific Unit/Lot number in the address field.

Once you have saved these changes, our team will review and push your listing live.
