How to lodge the bond in WA

In WA, tenants can pay bond directly using BondsOnline. You create a bond eTransaction, add each tenant’s email, the system emails them to approve the details, and you approve the payment in your Payment Approvals tab (you don’t need the tenant to give you money first). If you’ve already collected funds, you must lodge within 14 days. Once approved, the bond is charged from your nominated account and everyone is emailed a Record of Payment (bond number). If you can’t use BondsOnline, use the manual form and upload it with signatures.

Before you start


  • Register a MyAccount and for BondsOnline (private landlords): https://www.consumerprotection.wa.gov.au/publications/how-register-bondsonline-private-landlords(registration can take a few days to be approved).
  • Property + tenancy details (address, lease start date, weekly rent, bond amount).
  • Each tenant’s unique email and mobile.
  • Your bank details (for the bond debit when you approve payment).
  • If allowing pets, note any pet bond (WA allows a separate, capped pet bond; it must be lodged with the main bond).



  1. Sign in to BondsOnline via your MyAccount (register first if needed).
  2. Go to Lodge New Bond and enter property + tenancy details and the total bond (include any pet bond amount).
  3. Add each tenant with a unique email; Submit to create the eTransaction.
  4. Tenants get an email/SMS to approve the lodgement details (they can request changes before 48 hours).
  5. As soon as all tenants approve or 48 hours pass, you’ll get an email that the payment is ready.
  6. Open Payment ApprovalsApprove and Confirm. If you approve before 2pm, the amount is typically charged the same day (otherwise next business day).
  7. You and the tenants receive the Record of Payment with the bond reference number. Keep this with your file.


Path B — Manual lodgement (only if you can’t use BondsOnline)


  1. Choose either the online form creator (produces a PDF with QR code) or the blank PDF from the Manual forms page.
  2. Complete the form and obtain handwritten signatures from all parties (landlord and all tenants).
  3. Submit the signed form via Bonds Upload (preferred), post, or in person (see the manual forms page for addresses/hours).
  4. Payment method notes: Bonds Upload/in‑person (William St) accept direct debit; Cannington service desk can take EFTPOS/cheque/cash (see page for current options).
  5. You’ll be emailed a Record of Payment once processed. If not received within one month, call the Bonds team.


Timing & compliance


  • Lodge within 14 days of receiving any bond money from the tenant (including top‑ups).
  • Paper/manual forms must be signed by all parties; agents must use BondsOnline (with narrow exceptions requiring written reason).


Pet bond (WA‑specific)


  • A separate pet bond (usually max $260) can be taken for pets capable of carrying parasites (no pet bond for assistance dogs). Pet bonds must be lodged with the main bond and are identified on the lodgement.


Keep for your records

  • Record of Payment (bond number), tenancy agreement, condition report.
  • For manual lodgements: a copy of the signed form and submission/payment confirmation.
