How to lodge the bond in QLD

In QLD, you don’t need to collect the bond yourself. The easiest path is to direct your tenant to lodge and pay the bond online via the RTA’s Bond Lodgement Web Service (they’ll verify their identity with QDI and pay by card or BPAY). If a tenant can’t verify their identity to use Web Services, then you collect the bond and lodge it with the RTA using the paper Form 2. If you do collect any bond money, you must lodge it within 10 days of receiving it.

Before you start


  • Tenancy details (start date, weekly rent, bond amount).
  • Each tenant’s full name and contact (email/mobile).
  • Decide your path: Tenant lodges online (preferred), Owner lodges online, or Paper Form 2 if identity verification isn’t possible.



  1. Send your tenant this link: Online Bond Lodgement https://www.rta.qld.gov.au/rta-web-services/online-bond-lodgement
  2. Tenant accepts T&Cs, logs in/creates their QDI and enters property + bond details.
  3. Tenant pays the full bond in one online transaction (card/BPAY).
  4. Both parties receive a bond number/receipt by email once processed. Keep this with your tenancy records.
Why this path is easier: You avoid handling funds; identity is verified online (QDI substitutes for a signature); the receipt + bond number arrives automatically.


Path B — Owner lodges online (you handle payment)


  1. Go to Online Bond Lodgement and log in with your QDI.
  2. Start a Bond Lodgement, entering the property, tenants (as contributors) and bond details.
  3. Pay the bond online in one transaction (card/BPAY). If multiple tenants are contributing, have them reimburse you off‑platform so you can make one payment to the RTA.
  4. Save the bond number/receipt emailed after processing.


Path C — Paper lodgement (Form 2) (use when online ID verification isn’t possible)


  1. Download Bond lodgement (Form 2): https://www.rta.qld.gov.au/forms-resources/forms/forms-for-general-tenancies/bond-lodgement-form-2
  2. Collect the bond from the tenant(s) and complete the Form 2 with them.
  3. Pay using the methods noted on the form (e.g., cheque/money order, or BPAY if a reference is provided) and submit as instructed on the form.
  4. Keep a copy and the official receipt/bond number when issued.


Timing & compliance

  • If you (owner) receive the bond from the tenant, you must lodge with the RTA within 10 days of receipt.
  • Web Services users (you or tenants) must verify identity via QDI; if you cannot verify, use paper forms.


Keep for your records

  • Bond number/receipt email.
  • Any paper Form 2 copy and proof of payment (if used).
