How do I mark my property as leased?
When should I mark it as leased?
Mark your property as leased once you've accepted a tenant — generally when they've signed the tenancy agreement and paid their bond or rent in advance. You're welcome to mark it earlier if you'd like to take it off the market sooner.
How to do it
Just click Change Status on your listing as soon as you log in, then choose Mark leased. Pick the successful application from the list (or Off-platform application if you found your tenant elsewhere), and the popup shows you exactly what we'll take care of before you click Mark as leased. Your listing is saved too, so next time you need tenants you can relist it in one click and just go through checkout.
Once it's done, click Set up this tenancy to start the tenancy agreement with your new tenant's details already filled in. If you don't have a Rental Management subscription yet, the same button takes you to the Rental Management page so you can add it.
Once confirmed, your listing comes down from all websites, and we automatically email everyone who enquired or applied to let them know the property is no longer available — saving you a stack of awkward follow-ups. The one exception is the application you pick as successful in the Mark leased popup. Once it's marked leased, applications are no longer available in your account, so save anything you need first. With a Rental Management subscription, the successful application is saved to your Documents automatically as "Tenant Application (Successful Applicant)".
Are unsuccessful applicants told?
Yes. Everyone who applied gets the same email as enquirers: it thanks them for their interest, says the property has now been leased and wishes them luck with their search. It doesn't say in so many words that their application was unsuccessful. If you'd like to tell a particular applicant directly, click Decline next to their application in Applications before you mark the property leased, and we'll email them to say it wasn't successful.
Found a tenant before your next open home?
Nothing is locked in until the tenancy agreement is signed, so our suggestion is to keep your inspections running until then. If you have a Rental Management subscription you can generate the agreement from your dashboard straight away, which is usually the quickest way to get it signed. In the meantime, edit your listing heading to start with "Under application" so other enquirers know where things stand.
Once the agreement is signed, mark it as leased (as above). Everyone who enquired or applied is emailed automatically, and the 30-day guarantee below still covers you if it falls through.
To cancel inspections you no longer need, go to Manage Property & Edit Listings, click Edit Listing, then the Inspections tab, and delete the slots. Deleting a slot removes it from your listing but doesn't message anyone who registered, so use your registration emails to let each person know (we can send you the list if you've misplaced them). If an open home is only hours away, let it go ahead rather than cancel it: there won't be time to reach everyone, and you don't want people turning up to a locked door.
Worried the tenant might back out?
We've got you covered. Every rental listing includes a free 30-day relisting guarantee: if the tenancy falls through after you've marked the property as leased, contact us any time within 30 days and we'll reinstate your listing completely free of charge. Marking as leased can only be undone by our team, so just reach out and we'll sort it.
