When will the tenant's rent be debited (and when will I receive it)?

Here's how rent timing works from your side as the landlord — from the first payment through to the money landing in your account.


The first payment (rent in advance)


The first rent-in-advance payment is debited immediately after the lease is signed by all parties and your tenant finishes setting up their payment method in their tenant portal. You'll also need your own bank account added and verified in your profile so we know where to send it.

Ongoing rent


When ongoing rent is debited depends on which payment method your tenant chooses:


  • Direct debit: debited 28 hours before the scheduled due date to allow processing time. Once debited, funds typically take 3–4 business days to clear into your account.
  • PayTo agreement: debited on the due date and processes immediately — the faster option for both of you.


Good to know


  • Direct debit doesn't process on weekends or public holidays, which can delay rent that falls on (or just after) those days. PayTo isn't affected the same way.
  • Every payment is receipted and recorded automatically in your account, so your rent ledger and reports stay up to date without any manual bookkeeping.


If the tenancy is renewed


  • There's no rent in advance on a renewal. The first payment under the new agreement is due the day before the new start date, so the first rent period begins on the start date itself.
  • If the old agreement's end date doesn't line up with the rent schedule, a smaller pro-rata payment closes it out first. See Why is there a pro-rata rent payment?.
  • Your tenant needs a new PayTo agreement for the renewal (PayTo agreements are tied to one tenancy agreement), or an updated direct debit amount if the rent has changed. Until that's done the first payment can't be collected. See Do I need to set up my payment method again for a renewal?.
