How to perform a tenant check

Screening your potential tenants is one of the most important steps in managing your own rental. PropertyNow provides access to Australia’s leading tenancy databases (TICA and NTD) as well as professional reference checking services.


Step 1: Purchase Tenant Check Credits

Before you can run a check, you need to have credits available in your account. If you didn't include these in your initial package, you can add them at any time:

  1. Log in to yourPropertyNow Dashboard.
  2. Click ‘Manage Property and Edit Listings’.
  3. Click ‘Listing Enhancements’.
  4. Select ‘Landlord Protection’ from the top menu.
  5. Choose your preferred check (TICA, NTD, or Both) and complete the checkout process.


Step 2: Submit the Tenant’s Details

Once you have credits, you can initiate the check:

  1. Click ‘Tenant Checks’ from the left-hand menu in your account.
  2. Select the property and the type of check you wish to use.
  3. Fill in the tenant’s details as prompted.


Step 3: Provide Authorization & Identification

To comply with privacy laws, our team cannot run a check without proof of the tenant's consent. You will need to upload:

  • Signed Authority: Either a completed Tenant Check Authority form or a signed tenancy application (such as from 2Apply).
  • ID Details: When using a driver's license for the check, you must provide both the License Number and the License Card Number (the small number usually found on the back or top corner of the card).


Important: Professional Reference Checks

If you have ordered a personal Reference Check, please note that these are not fully automated.

  • Once you place the order, you will receive an email from our team with specific instructions and the next steps.
  • We will then contact the referees provided to gather a comprehensive report for you.


Turnaround Time

Once everything is submitted correctly, our team typically processes tenant checks within 2-24 hours (Monday–Friday). You will receive a notification and a copy of the report as soon as it is completed.
