An agent says they have a buyer
An agent may genuinely have a buyer who suits your property. It is also a common way for agents to start a conversation about taking over the whole listing, so don't feel pressured to sign an exclusive agreement on the spot.
Ask the agent:
- what the buyer is looking for and why your property may suit
- whether the buyer has seen your existing advertisement
- what agreement the agent wants you to sign
- exactly when commission would become payable
- whether the agreement can be limited to that named buyer and a short period
If you want the agent to introduce the buyer, consider a short written open or sole arrangement that clearly preserves your right to continue selling privately and limits commission to that particular introduction. Have the wording reviewed if you're unsure.
PropertyNow never charges commission. Any commission question relates only to the separate agreement you choose to sign with the agent.
And one practical question is always worth asking: if the buyer has already seen your PropertyNow listing, why can't they simply contact you directly?
