# What is the maximum bond amount?

The maximum bond you can take depends on where your property is. Here's the current rule for each state and territory.

PropertyNow automatically populates a compliant bond amount when you create your lease agreement. If you'd like to vary it, please contact our support team **before** sending the lease to your tenant.

No bond is taken on a tenancy renewal; the original bond carries over. If you genuinely need a new bond, that's a new tenancy agreement rather than a renewal.

### New South Wales
Maximum of **4 weeks' rent**.

### Victoria
Maximum of **1 month's rent** if the weekly rent is **$900 or less**. Above $900 a week there's no set limit (and VCAT can approve a higher amount in some cases).

### Queensland
Maximum of **4 weeks' rent — for every general tenancy, regardless of the rent amount.** This changed on 30 September 2024, when the old "$700 a week" threshold was removed. The cap covers all bond money combined, whatever it's called — Queensland doesn't allow a separate pet bond on top. If a pre-existing tenancy had a larger bond and has since been renewed, the tenant can claim back the excess.

### South Australia
Maximum of **4 weeks' rent** if the weekly rent is **$800 or less**, or **6 weeks' rent** if it's above $800.

### Western Australia
Maximum of **4 weeks' rent** if the weekly rent is $1,200 or less (no set limit above that). WA is the only state that allows a separate **pet bond** on top: up to **$350**, covering pet-related damage and fumigation (since the bond reforms commenced 28 March 2026). An existing pet bond taken under the old **$260** cap can only be increased to the new amount at the next rent increase, or when a request for an additional pet is approved. No pet bond can be charged for assistance dogs.

### Tasmania
Maximum of **4 weeks' rent**.

### Northern Territory

### Australian Capital Territory
Maximum of **4 weeks' rent**.
