# Selling in Victoria: new reserve price and sold price rules from 1 October 2026

From **1 October 2026**, new Victorian laws change how price information is shown when a residential property is sold. The biggest changes are for auctions and set sales (sales with a fixed closing date). Here's what's changing and what to expect from us.

### Which sales are affected?

The reserve price and Property Price Statement rules apply to **auctions and set sales held on or after 16 October 2026**. The sold price rule applies to any Victorian residential sale that becomes unconditional on or after 1 October 2026.

A **set sale** is any sale with a fixed date, including:

* inviting offers by a certain date and time (e.g. "offers close 5pm 20 October")
* a boardroom-style auction where buyers bid on a set day

### Your reserve price must be published

For an auction or set sale:

* Your reserve price must be shown on your listing **at least 7 days before** the auction or sale date.
* It must be a **single dollar amount**, with no words or symbols like "from", "over" or "+".
* If you change your reserve price, up or down, the 7 days start again. You'll need to move your auction or sale date so the new reserve has been public for 7 days.
* If the reserve hasn't been public for 7 days, the auction or set sale can't go ahead.

You can still receive and accept offers before an auction as normal.

**What to expect from us:** we're adding a **Set Sale** option and a **Reserve Price** field to your listing, so your reserve shows on your listing and on realestate.com.au, Domain and our other partner sites.

**Until then**, if your auction or set sale is on or after 16 October, add your reserve to your price yourself. Edit your listing's price, choose **Custom price**, and add your reserve after your price, for example: *$750,000 - $820,000. Reserve: $780,000*. Keep your search price within 10% of your reserve, or realestate.com.au may reject the update.

### The Statement of Information becomes the Property Price Statement

The Statement of Information is being replaced by a new **Property Price Statement**. It will include key features of your property and of the comparable sales, such as bedrooms, bathrooms, car spaces and floor and land size. It must be linked right next to the price on your listing.

Consumer Affairs Victoria hasn't released the new template yet. Until it does, we'll keep using the current Statement of Information. When the template is available, we'll move your listing across.

### Your sold price will be published

Once a Victorian sale becomes unconditional, the sold price must be added to the Property Price Statement **within 7 days**, and the statement must stay publicly available for at least 18 months. This means **sold prices can no longer be hidden** on Victorian listings.

Exemptions are only available in cases involving family or personal violence, and must be approved by Consumer Affairs Victoria. A general preference for privacy isn't enough. If this applies to you, contact us **before** you mark your property as sold.
