# I need to change my statement of information (SOI)

If you are selling a residential property in Victoria, you must provide a Statement of Information. PropertyNow creates this for you. From 1 October 2026 it is being replaced by a new Property Price Statement. However, if the market changes or you find better comparable sales, you may need to update this document to ensure your "Estimated Selling Price" remains accurate and compliant.

### Mandatory requirements for comparable sales
To comply with Consumer Affairs Victoria regulations, the three comparable properties you choose must meet the following criteria:
* **Number of sales:** You must list the **three** most comparable properties. From 1 October 2026, if only one or two comparable sales can be found, list those and give the reason fewer than three were available.
* **Property type:** They must be of a **similar standard and condition** to your own.
* **In metropolitan Melbourne:** If your property is in the Melbourne corporate area, the sales must have occurred within the **last 6 months** and be located within **2km** of your property.
* **In regional Victoria:** If your property is outside the Melbourne corporate area, the sales must have occurred within the **last 18 months** and be located within **5km** of your property.

### How to update your SOI
You can update your SOI by providing our team with the new data. You have two options:

#### Option 1: Provide the data via email
If you would like our team to generate the updated document for you, please email **support@propertynow.com.au** with the following details for each replacement property (up to three):
1. **Full Address**
2. **Date of Sale**
3. **Sale Amount**
*Note: Please specify if you want these to replace all existing comparables or just specific ones (e.g., "Please replace comparable #2 with this new sale").*

#### Option 2: Provide your own PDF
If you have already prepared a compliant SOI (either via a research tool or manually), you can simply email the **PDF file** to us. We will upload it directly to your listing across all portals.

### Turnaround and compliance
Once we receive your update request or your new PDF, our team will update your listing within 24 hours.

**Important:** It is the seller's responsibility to ensure the Estimated Selling Price on the SOI matches the price displayed on the listing.
