# How do I prove ownership of a home in a lifestyle or retirement village?

If you own a home in an over 50s lifestyle village, land lease community or residential park, you probably won't have a council rates notice. You own the home, but the village operator owns the land and pays the rates. That's fine. You just need a different document.

### What to upload

Upload **one** of these. It needs to show your name and the home's address or site number:

1. **A recent site fee statement or invoice** from the village operator. This is the best option.
2. **Your site agreement** (sometimes called a residential site agreement) with the operator.
3. **The contract of sale** from when you bought the home.
4. **A letter from your village manager** confirming you own the home on your site.

You'll also need **a copy of your driver's licence**, the same as for any other listing.

Upload them in the ownership documents section of your listing, or email them to support@propertynow.com.au and we'll attach them for you.

### Retirement villages

If your unit is **strata titled**, you'll get a council rates notice as normal, so upload that.

If you hold it under a **lease or a loan and licence** arrangement, upload your residence contract (the agreement you signed with the operator when you moved in). With a loan and licence, the operator often handles the resale, so check your contract or ask your village manager whether you can sell privately before you list.

### Before you list

Selling or renting in a village often comes with conditions set by your agreement and the village rules. For example:

* buyers may need to meet the village's age requirement and be approved by the operator
* an exit fee (sometimes called a deferred management fee) may be payable to the operator
* there may be rules about signs, open homes or renting the home out.

Check your agreement or talk to your village manager first. In your ad, say clearly that the home is on leased land and include the site fees, so buyers know what they're buying.
